Sales Agreement

Once you've found the ideal property, the following step is to create a sales agreement with our agent. It's wise to have your solicitor examine the agreement prior to signing any documents, ensuring you are fully aware of the terms and conditions. Afterwards, you can request the agent to add any suggested conditions or changes from your solicitor to your offer for our evaluation.

Condition Fulfilment

In the event that you choose to add conditions to your agreement, such as Finance, Insurance, or Due Diligence clauses, it's crucial that these are satisfied by the date set in the sales agreement. After fulfilling these requirements, your solicitor will inform our solicitor that the contract is unconditional. Consequently, the deposit amount stated in the sales agreement will then be due for payment.

This is the day when you will settle the remaining balance for your property. After we confirm that the payment has been made, our agent will provide you with the keys, so you can officially move in and make it your own. Usually, this takes place about 10 working days after the code of compliance and/or title is issued. Additionally, you have the right to conduct a 'pre-settlement inspection' within 3 working days of the settlement to ensure everything is in order.
